Did you know that only 2% of floor calls are converted to customers nationwide? Don't you think that is amazing? I do!

When I first got into Real Estate all the experienced Realtors were trying to teach me the ropes. The one thing constant with all of them was that they all hated floor time and told me to do as little as possible as it was a waste of time.

When I heard that, I made a committment to become excellent at floor calls. After all, I figured if I had a warm body on the other end of the line my phone skills could convert them to customers. I figured out a system I wanted to follow that made sense to me and went to work.

In the end, I had 36 sales my first year in the business. 28 of these sales were from floor calls.

The reason Agents are not successful at floor call conversion is the lack of training. Of course as a member of The eHomes Realty Network you will have access to this training as well as much much more!

To convert a floor call to a customer, the first thing you must not do is give the caller the price of the home immediately. That's the killer of a floor call. Once you give them that info, they are going to hang up. By taking a bit to get the info, you can ask very important questions with a goal to gain a quick bond.

While "searching" for the information it's important to ask if they are currently working with an Agent. You don't want to do work for another Agent...just give them the info they requested and say good bye.

If they are not working with another Agent, fill in your mls search with simiilar criteria as the listing they called on. Once you have this plugged into the MLS, let the customer know the answer to the property they called on and tell them there are (x) amount of properties that match that critieria and would they like you to send them a list.

You just created a new lead! You should be able to convert 80% of your calls to new leads.
